Schindhelm advises landlord in the conclusion of a long-term tenancy agreement with Stadtwerke Osnabrück AG (Osnabrück municipal utilities) regarding a property at the Nikolaiort in Osnabrück

Under the coordination of Dr. Manuela Hechler, Schindhelm advised the landlord with regard to a long-term tenancy agreement regarding parts of the property at Nikolaiort 3/4 in Osnabrück.

Stadtwerke Osnabrück AG will run a new customer centre there after substantial redevelopment and renovation work to the property. The conclusion of the contract is also of importance for the development of the city centre of Osnabrück, as there are some vacant properties at the Nikolaiort and, with the conclusion of this contract, a first step has now been taken to give the usage of the buildings there a new long-term foundation with innovative fields of business.

The Nikolaiort is one of the central locations in the city centre of Osnabrück. There was a risk of a substantial number of vacant properties there as the result of the bankruptcy of several tenants. A first step has now been taken to re-stimulate the usage of the real estate there. The new usage of the former Woll-Kayser building is generating considerable interest, as can be seen in the article from the Neue Osnabrück Zeitung dated 23 April 2011.

Stadtwerke Osnabrück AG is aiming to forge new paths in the rented premises and to run in particular an information centre for new energies there in its customer centre in addition to office facilities.

In the formulation of the tenancy agreement, it had to be taken into special account that substantial redevelopment and renovation work needs to be carried out to and around the building before it can be used by the new tenant. Here, the aim was to regulate the distribution of tasks and the responsibilities and the cost assumption by the two contracting parties in an expedient and appropriate manner. As a result of the contracts, a solid foundation has now been created for the intended long-term usage of the property.
